Flood insurance in Seminole is worth a fresh look, even if you’ve never filed a claim. FEMA data showed about 1,160 flood policies in force inside Seminole city limits in September 2023, in a city of more than 19,000 people. A year later Helene and Milton came through, and residents of neighborhoods like Grove Terrace reported serious flooding. Brown Insurance Services is based in Seminole, and we quote NFIP and private flood side by side.
FEMA’s Community Rating System (CRS) cuts NFIP premiums in communities that do extra floodplain management. On FEMA’s list effective October 1, 2026:
A Seminole mailing address doesn’t tell you which side of the line your house is on. The Address Lookup on pinellas.gov will tell you whether you’re in the city or in unincorporated county. We check this before we quote, because it changes the NFIP price and how private flood compares.
One more thing: Seminole County, near Orlando, is a different community with its own rating. Don’t let a search result mix the two up.
Building coverage up to $250,000 and contents up to $100,000 for a home.
Picks up the CRS discount where your community has one.
30 days on new policies, with exceptions such as coverage bought for a home loan closing.
Higher limits available for larger homes.
Some policies include things NFIP doesn’t, like loss of use. Varies by carrier.
Waiting periods and pricing vary by carrier and property.
Inside Seminole city limits there’s no CRS discount on the NFIP side, so private quotes are worth a look. Outside the city, a 40% CRS discount changes that comparison. We run both and show you the numbers.
Look up your zone on Pinellas County’s flood map page. Zones that start with A or V are high-risk Special Flood Hazard Areas. If you have a federally backed mortgage on a house there, your lender will require flood insurance. Zone X means lower mapped risk, not no risk, and no lender will remind you to buy coverage there.
The same county page has an elevation certificate lookup. If your home has a certificate, send it to us. It can change an NFIP quote, and private carriers ask for it too.
Citizens has phased in a flood requirement on personal residential policies with wind coverage: dwellings valued at $600,000 or more in 2024, $500,000 or more in 2025, and $400,000 or more in 2026. On January 1, 2027, it applies to every one of those policies, whatever the home is worth. Condo unit-owner policies and policies that exclude wind are exempt.
You’ll need proof of flood coverage to renew. With a 30-day wait on new NFIP policies, don’t leave it for renewal week. More on our Citizens flood requirement page.
What homeowners and buyers ask us most about flood coverage here.
It’s required if you have a federally backed mortgage on a home in a high-risk A or V zone, and Citizens requires it on the schedule above. Otherwise it’s your call. Here’s more on when flood insurance is required in Florida.
NFIP policies usually take 30 days, with exceptions like a home loan closing. Private carriers set their own waiting periods. More on the flood insurance waiting period.
No. Surge is flood, so it needs a flood policy.
Florida law requires sellers of residential property to give buyers a flood disclosure by contract signing. It covers known flood damage while they owned the home, any flood insurance claim, and any FEMA help for flooding. Get a flood quote during your inspection window. NFIP coverage tied to your loan closing can start right away.
Only if your home is in unincorporated Pinellas County or another participating city, and only on an NFIP policy. Homes inside Seminole city limits don’t get it.
We write flood insurance in Seminole and for homes in Bay Pines, Kenneth City, Largo, Madeira Beach, Redington Beach, Redington Shores and Indian Rocks Beach.
