Flood Protection for Broward County Homes

In Broward County, flooding doesn’t always take a major storm—or any storm at all. Heavy rain, king tides, and water that can’t drain quickly can lead to costly cleanup and repairs, and flood damage typically isn’t included in a standard homeowners policy.

Fort Lauderdale proved it in April 2023, when an unnamed rainstorm dropped roughly 25 inches of rain in a single day—one of the most extreme rain events in Florida history. Neighborhoods that had never flooded went underwater, including thousands of homes outside mapped high-risk zones where flood insurance isn’t required and most owners had no coverage.

Flood insurance can help protect your home and finances from major out-of-pocket costs if water gets where it shouldn’t. If your property is in a high-risk flood zone and you have a federally backed mortgage, your lender is required to make you carry coverage. But even when it isn’t required, many Broward County homeowners choose flood insurance as an extra layer of financial protection.

If you’re considering coverage, it’s smart to start before the forecast shifts. Request a quote now to explore your options and choose protection with confidence.

Flood Risk in Broward County: What Locals Should Know

Broward’s flood risk is different from the Gulf Coast’s. Yes, hurricanes and storm surge matter—but the everyday drivers here are intense rainfall, the county’s flat, low-lying terrain, and a drainage system built around the New River and an extensive canal network that can only move water so fast. Add seasonal king tides, when unusually high tides push water up through storm drains in eastern neighborhoods on perfectly sunny days, and you get flooding with no storm in sight.

That’s why mapped flood zones tell only part of the story. Roughly 1 in 4 NFIP flood claims come from outside high-risk flood zones, according to FEMA—and in the April 2023 Fort Lauderdale flood, the share was far higher.

Broward Flood Insurance Discounts (CRS)

Many Broward communities participate in FEMA’s Community Rating System (CRS), which earns NFIP policyholders automatic premium discounts of 10%–25% depending on the community’s class. For example, NFIP policyholders in Pembroke Pines can receive an automatic 25% discount. Your discount depends on which city your home is in—one more detail an agent can confirm when quoting your address.

Need Flood Insurance in Broward County? You Have Options.

Flood insurance isn’t limited to the National Flood Insurance Program (NFIP). Depending on your property and coverage needs, you may also have private flood insurance options to consider.

The right choice comes down to the details that matter most: what you want covered, the coverage limits you need, and how your deductible is structured. That’s where we come in. We’ll walk you through what’s available, explain the differences in plain English, and help you choose coverage with confidence, without the guesswork.

NFIP policies typically have a 30-day waiting period before coverage starts—but there’s an important exception: when flood insurance is purchased in connection with a mortgage loan closing, there’s no 30-day wait. Private flood carriers set their own waiting periods, often shorter. Either way, it’s best to request a quote sooner rather than later.

*Not available on all policies.

Code Upgrades

Have Citizens? Flood Insurance Is Becoming Required

If your homeowners policy is with Citizens Property Insurance and includes wind coverage, Florida law now phases in a flood insurance requirement: policies effective on or after January 1, 2026 require flood coverage if your dwelling coverage is $400,000 or more, and by January 1, 2027 the requirement extends to essentially all Citizens homeowners policies with wind coverage (condo unit and tenant policies are exempt).

If that’s you, don’t wait for your renewal notice. We’ll line up NFIP and private options so the requirement doesn’t catch you off guard.

Broward County Flood Insurance FAQs

Get answers to the most common questions about flood insurance and how we can help protect your biggest investment.

Flooding can still happen outside high-risk zones—roughly 1 in 4 NFIP flood claims come from outside high-risk flood areas, according to FEMA. The April 2023 Fort Lauderdale flood made the point dramatically: most of the flooded homes weren’t in mapped high-risk zones.

King tides are seasonal extra-high tides that can push water into low-lying eastern Broward neighborhoods even on dry, sunny days. Flood insurance covers rising water from tidal flooding—something standard homeowners policies exclude.

NFIP policies typically have a 30-day waiting period—but there’s no waiting period when the policy is purchased in connection with a mortgage loan closing. Private carriers often have shorter waits. If flood protection is on your radar, it’s worth shopping early.

It can be. If you have a federally backed mortgage and your home is in a high-risk flood zone, your lender must require flood insurance. And if your homeowners policy is with Citizens (with wind coverage), Florida’s phased-in requirement applies—$400,000+ dwelling coverage triggers it for policies effective in 2026, expanding to essentially all Citizens wind policies by 2027.

Many do. Communities that participate in FEMA’s Community Rating System earn automatic NFIP discounts of up to 25% depending on their class rating. Your discount depends on your city. For example, NFIP policyholders in Coral Springs receive a 10% discount, while those in Hollywood receive 20%. Ask us and we’ll confirm what applies to your address.

It depends on the property. NFIP is the familiar federal option; private carriers may offer higher limits, broader coverage, or a lower premium depending on your home’s elevation and risk profile. As an independent agency, we quote both and show you the comparison side by side.

Rates vary based on your home’s location, elevation, distance to water and canals, construction details, coverage limits, and deductible—plus your community’s CRS discount. The fastest way to know is to request a quote and review your options with an agent.
